Groundbreaking is currently projected for Q1 2027, subject to permitting and subsequent development approvals.

Updated September 5, 2026

Panther Run is a large-scale master-planned community proposed for approximately 2,241 gross acres in unincorporated South Lake County, within the county's Wellness Way planning area near Clermont.

The development is planned as a mixed-use community combining residential neighborhoods with employment areas, transportation infrastructure, recreational amenities and future community facilities.

Under the approved Planned Unit Development, Panther Run is entitled for up to 2,624 residential units and more than 1 million square feet of employment uses. Project plans also call for more than four miles of new roadway, approximately 20 parks, more than 11 miles of trails and substantial areas of wetlands, lakes, open space and conservation-related land.

Community infrastructure contemplated within the project includes an approximately 50-acre site for a potential future high school and approximately 8 acres for public-safety uses, including potential fire and law-enforcement facilities. These facilities should be tracked as planned or proposed, rather than as confirmed construction projects, until the responsible public agencies formally commit to them.

Panther Run is being developed by GT USA/GT Homes, with GT Homes Wellness Way II LP associated with the property and development application.

The Lake County Board of County Commissioners approved the project's PUD rezoning on September 1, 2026, by a 3–1 vote, moving Panther Run from the entitlement process toward permitting and eventual construction.

The developer currently projects groundbreaking in Q1 2027, followed by infrastructure/site-development work and later residential construction. All future construction dates should be considered projections until permits are issued and work begins.

Because of its size, Panther Run is expected to remain a long-term LCN Development Tracker project, with future updates covering residential phases, builders, road construction, commercial/employment development, school planning, public-safety facilities, environmental commitments and major permitting milestones.
